Step by step home buyers guide

Buying your new home does not need to be a daunting prospect, our simple guide will help you navigate smoothly through the purchasing process.

 

Reservation

After you’ve agreed to buy your new Metis Home our Sales Consultant will assist you with completing a reservation agreement. At this stage you will pay a reservation deposit which will secure your new home, this deposit will be credited back to you on legal completion.

You will need to instruct a solicitor to act on your behalf and their responsibility is to arrange for the transfer of ownership of the property to you, often referred to as ‘conveyancing'. You will need to pay various fees to them at this stage in order for them to act on your behalf and begin the conveyancing process. Please ensure that you fully understand the costs related to this, which your solicitor should talk you through. To aid you with this process, we can recommend an approved Solicitor that we know is capable and proficient in dealing with these matters in a professional manner, and we can help provide you with a quotation.

Recommended Financial Advisors

Our approved financial advisors have specialist knowledge of the mortgage market and can help identify the mortgage most suited to your financial circumstances. They will help you with the paperwork and manage the application on your behalf with the lender, guiding you through the mortgage process right to the point at which you receive your mortgage offer. Financial Advisors have the ability to deal with a wide range of lenders, meaning that you are often able to benefit from a better mortgage package than you would just going through your bank or building society.

Recommended Solicitors  

Our approved solicitors are qualified specialists in all aspects of property law and are chosen because of their experience and knowledge of the Metis Homes development at which they are recommended. They are completely independent and have a duty of care to you, the buyer, if instructed. Please contact our Sales Department or speak to your Sales Executive for information on the services and likely costs for using our recommended solicitor.

Why use our approved solicitors?

 

Exchange of Contracts

Once you and your solicitor are happy with the details of the purchase and you have received your mortgage offer, you will then be able to sign the purchase contract.

At this stage you will need to provide your solicitor with your deposit and instruct them to exchange contracts. Normally a 10% deposit will be required (or 5% in the case of a Help to Buy purchase) and you should make sure your solicitor has cleared funds in time for exchange – this will usually require you sending the money a few days ahead of exchange to ensure it is in their accounts on time.

Following exchange of contracts, you will be contacted by your Customer Care Coordinator who will introduce themselves and the support provided by the Customer Care team. At the point of exchange you will be advised of your fixed legal completion date by your solicitor or in the case of the property being purchased ‘off plan’ at the point of exchange of contracts you will be given an anticipated legal completion date with a notice to be served to legally complete once your new home is ready. Your Customer Care Coordinator will provide you with build updates on the progress of your new home and any update on the anticipated completion date. Your solicitor will notify you once the notice has been served by us to complete.

Staged Visits

At various stages throughout the build process, we will contact you to arrange a site visit for you to see the progress of your new home. These visits are offered at four key stages:

  • At the point of reservation if the property is safely accessible
  • Once the property has had its initial coat of paint (‘mist coated’)
  • After the second visit we offer a further opportunity for you to access the property to take measurements for items such as your furniture, curtains and wardrobes
  • The final time you will be able to visit your property before completion is during your New Home Tour which takes place a few days before your legal completion, subject to availability.

Notice to Complete

Once your property has been inspected by our team and the Local Authority Building Control Officer, we will be able to serve notice for you to complete on your new home and agree a fixed completion date. This is usually 10 working days after notice is served, but we will have kept you informed of this date well ahead of the notice being served so that you are ready for this process. Our properties undergo a series of comprehensive checks throughout the build process, with our Contracts Manager agreeing final sign off before the property is handed over.

New Home Tour

Once a completion date is agreed, we will be in contact to arrange a New Home Tour. We will take you through your homes’ key features and explain how your heating and appliances operates, as well as answering any questions you may have. We recognise that there is a great deal of information to take in on the day, so we also provide a detailed Home User Guide on completion day as a first point of reference for your new home.

Legal Completion

Once all the legal paperwork has been attended to and both our solicitors and your solicitors have confirmed that everything is in place for completion, your solicitor will advise the mortgage lender to release the mortgage funds, if you are buying with a mortgage, or release the funds they are holding on account on your behalf if not. Once the money has been electronically transferred to our solicitor, legal completion will take place and your solicitor will inform you when this has happened. We will contact you to arrange a time to hand over the keys, welcome you to your new home, and read the meters for the services. You will be provided with your Home Owner’s Manual at this time and will also need to complete the handover forms.

Metis Homes is committed to providing a prompt and professional aftercare service. Our dedicated Customer Care Team will continue to be available to you and will ensure you receive a prompt, courteous and reliable service throughout the 2-year developers liability warranty period.

For added peace of mind we also offer an emergency call-out service, npa24:7 which you can contact outside of our daily operation 24 hours a day, 365 days a year for the entire 2-year developers liability period.
